Our design approach incorporates the use of dynamic bands along the façade that trace, frame and connect units at various datums, reminiscent of the concept of movement. The dynamic bands move in rhythm, creating a unique, yet orchestrated aesthetic to every unit. We designed Evolve at District to be sustainably conscious with its prefabricated systems, resulting in a reduced carbon footprint and construction that has exceeded the NECB criteria for sustainability. While the exterior of the development provides a unique aesthetic to each unit, the interior further expresses this sentiment, offering a mix of office, industrial and commercial units, all of which feature a second-floor mezzanine for expandable office or storage space. Flexibility is maximized by allowing for the combination of multiple units into one to accommodate the needs of various tenants.
With sustainability and tenant use in mind, Evolve at District exemplifies forward-thinking strategies for maintaining a high standard of durability and longevity. Given its industrial application, the development is constructed to be structurally strong and fire resistant. Meanwhile, its base building mechanical and electrical systems allow for tenants to move, operate and upgrade over time as technology innovates; thus, allowing the development to evolve alongside technological innovation.
