We are preserving the building’s existing structural framing, while implementing significant seismic upgrades throughout. Using mechanical dampers and FRP (Fibre Reinforced Polymer), the seismic upgrades will ensure the building’s longevity and adherence to current building code standards. The revitalization includes new energy efficient systems and will be connected to the central steam plan. Strategies to achieve a high level of sustainability include re-use of the existing concrete structural frame, high efficiency mechanical systems with heat recovery, high performance double-glazed curtain wall, and the use of low emitting materials and high efficiency lighting fixtures.
The podium rooftop is a recognized landmark in Vancouver. The design proposes a re-imagining of the landscaped area with new lounge spaces, a refurbished indoor/outdoor all season swimming pool and a generous event space. Lush coastal forest landscaping replaces the existing extensive tree and shrub planting. Our design simplifies the crown’s massing with a single step back that will create a rooftop restaurant terrace with fantastic views, while the larger remaining mass contains a double height bar space and conceals all mechanical equipment.

Significant upgrades to the arrival porte cochère area improves access, strengthens circulation and boosts the vibrancy of the public realm. Where the existing condition presented a barrier wall on Howe Street, a new grand stair and ramp with marquee canopy marks the entrance, shelters pedestrians as they arrive and provides universal accessibility. Wood ceilings and accent walls draw visitors into the revitalized lobby entrance. The sidewalk along Howe Street moves under the second floor of the CF Pacific Centre, improved with new finishes and recessed lighting.
