The 60-storey tower was developed on a small 45 by 34 metre site, serving as a precedent for Toronto’s landlocked properties. Even with this site footprint, the street-level design accommodates separate car and truck access/egress, a drop-off area, a hotel and condominium lobby, and lounge. Accommodating all the program needs was achievable only by stacking car and truck ramps one above the other, accessible from both Bay and Adelaide streets. Locating parking levels above the lobby level, rather than below grade, and three levels of servicing below ground increased safety for Bay Street pedestrians and made the best use of the real estate by lifting the hotel amenities to a height with better views and increased security.
