A Site Plan Application has been submitted for Cadillac Fairview’s (CF) new 21-storey tower at 70 Nicolas Street in downtown Ottawa. The redevelopment will provide 280 luxury purpose-built rental residential units for the city’s housing market.

The redevelopment will reinvigorate the southeast corner of the CF Rideau Centre. Integral to the site’s proposed redevelopment is the preservation, integration, and adaptive re-use of an existing heritage building built in 1874. The application details the restoration of the structure, which will be recognized as a focal point for the new plaza. The design will result in an enhanced pedestrian environment, activated by a central landscaped plaza that will include a café/bar. The tower will offer a direct connection to the retail at CF Rideau Centre via a glazed pedestrian walkway.

The development provides extensive indoor and outdoor amenities comprised of party, child play and gym rooms with access to outdoor sitting and BBQs, as well as indoor wet rooms and an outdoor swimming pool and hot tub. The rooftop offers flexible seating with a 360-degree view of the city that will keep significant public views of Parliament Hill, the Canal, and cluster of heritage buildings. The proposed infill residential development supports intensification targets put forth by the City and will offer much needed rental accommodations for the City of Ottawa’s downtown neighbourhood.

The project is being led by Vaidila Banelis and Queenie Wong and is designed in partnership with Montreal based NEUF Architects.
