Hotel proposal marks significant development for Zeidler’s expanding Vancouver office

A rezoning application has been submitted for Hallmark Hospitality’s new hotel development at 901-909 West Broadway in Vancouver. The 12-storey tower proposes 147 rooms including four accessible suites and an activated podium.

The project was designed as a response to the new Broadway Corridor Plan, a comprehensive community plan that seeks to foster a robust and diverse economy along Broadway, create a vibrant urban realm and demonstrate leadership in sustainability and resiliency.

Broadway is a regionally important corridor – home to the second largest employment centre in British Columbia and the largest hospital in Western Canada. The hotel expansion will serve the needs of the Vancouver General Hospital community and health care precinct, as well as support local businesses along the Broadway Corridor and beyond. The project’s site location on the proposed Broadway Transit Corridor, and adjacent to the Cambie Corridor and Canada Line, will also allow quick access to major urban amenities such as the Metro Core, downtown, universities and other major destinations.

Smaller local businesses will also benefit strongly from the increased density and the hotel will greatly aid in supporting Vancouver tourism, in addition to responding to the shortage of hotel rooms across Vancouver. A new restaurant, café and hotel entries at pedestrian level will encourage continued use of the Broadway and Laurel frontage.

Strong growth is projected in the Metro Core, Broadway Corridor, and Cambie Corridor Frequent Transit Development Area (FTDA). A new commercial hotel will support anticipated 7% employment growth by 2031 and additional 6% growth by 2041. The hotel will support the diversity of jobs in the area and encourage overall job growth, providing up to 80 new jobs.

The rezoning application is one of the first projects proposed under the Broadway Corridor Plan. It represents a significant milestone for Zeidler’s growing Vancouver office. Since opening in late 2019, the office has continued to expand with numerous projects currently in design and construction throughout the lower mainland and Vancouver Island.
