Sherbourne Estates Project to Renew existing ‘Tower in the Park’ Residential Complex
January 26, 2021Situated in the east end of Downtown Toronto, the 3.5-acre subject site contains two residential rental buildings and is currently underdeveloped in its present form. The Sherbourne Estates project, located at 191-201 Sherbourne Street, involves both the major renewal of the existing 1973 towers and two new infill developments which will better utilize the site. The new structures will add over 300 purpose-built rental units and additional residential amenities to the existing 596-unit “tower in the park” residential complex.
The first phase of the project involves a major renewal of the existing 17- and 23- storey towers. As part of Phase 1, the façade revitalization will modernize and strengthen the integrated residence complex when the second phase is eventually built. Phase 2 includes a 15-storey infill tower that will be built between the two existing apartment buildings as well as a stepped 4- to 7- storey building at the southeast corner of the site. The infill development will efficiently optimize the use of land and infrastructure while contributing additional rental housing. Though the existing towers are not heritage designated, the design preserves and celebrates the original brutalist design.
