Occupancy milestone achieved on Livmore High Park

The Livmore High Park has achieved occupancy for the 55 Quebec Avenue tower. This milestone signifies a major step towards tenant move-in scheduled for August, while occupancy for the 50 High Park tower and the two amenity pavilions will follow shortly.

The Livmore High Park is a purpose-built rental tower and infill intensification project adding 528 rental units to the site which already contains two 1960s era concrete apartment towers. The development also includes 16 townhouse units within the podium, as well as two pavilions providing 20,000 square feet of amenities for all tenants in the four-tower complex.

The centrally located pavilions provide best-in-class amenities not typically found in a rental residence. The fitness pavilion includes an indoor pool, flexible treatment room, zen lounge and fitness centre, while the social pavilion includes a music room, kids’ playroom, hobby studio and business centre. The two pavilions are connected below grade by a weather protected pedestrian spine within the underground parking complex.

One of the biggest challenges has been the complex tie-in of the new underground parking with the existing two-level underground structure. A careful review of the existing grading and a strong collaboration with our structural team and general contractor, RJC and EllisDon respectively, was key to the success.

301 new underground parking spaces and 11 surface level visitor spaces have been added, bringing the total number to 761. The two former underground structures have merged into one large parking space occupying the entire site, which involved removing the existing ramps and replacing it with two new access points. All of this was completed while maintaining ongoing operation throughout construction. Additional features include electric car charging stations with a provision to expand over time, as well as the addition of 664 bicycle parking spaces which exceeds Toronto Green Standard Tier 2 requirements.
