Design thinking: The Calgary City Centre Phase 1 development is located in the heart of Calgary’s downtown Eau Claire district combing commercial office space with retail components, with a unique crown that is an instantly recognizable addition to the Calgary skyline. The 37-storey signature office space provides over 850,000 square feet of Class A rental space. The two-storey podium design contains retail spaces, tenant services and restaurants linked via covered, heated walkways to the Calgary’s +15 Skywalk network. In the building’s parkade is five below grade parking levels with electric car charging stations and over 600 parking spaces for the public and tenants.
Key Features: LEED® certified to the Platinum level, the tower incorporates floor-to-floor glazing with intelligent lighting controls and shading devices, low maintenance green surfaces covering 50% of the roof areas and efficient building systems for optimized energy performance. The Zeidler team worked with the City of Calgary’s sunshade studies to design a stepped building mass, accommodating access to sunlight along the Bow River to the north. The steps are articulated with vertical bands that carry down to the podium and define the character of the tower. A mix of lobby space, cafés, and restaurants animate the perimeter of the street level.
