The building was limited by both the helicopter flight path as well as the future underground transit line. Rooftop mechanical units are relocated to keep the roof unoccupied and allow for future additions should helicopter flight paths change. The two lobby entrances respond to the steep grade change, with the rear lower lobby providing access to the three level parkade.
Our design configuration creates multiple stepped patios on the west façade which provides an animated façade as you approach Broadway from Vancouver downtown. This massing move provided for not only a dynamic form but also more rooms to the most sought after view. Ground floor outdoor restaurant seating opens onto the expansive sidewalks, bringing human scale to the street front. A terraced planter wraps around the building with warm wood soffits to compliment the space.
