Design Thinking: The Al Majdoul Tower features a unique helix shape with 52-storeys of commercial office space. The design is a simple square floor plate of post-tensioned slab which rotates 2.5 degrees at each floor and is internally supported by a single ring of structural columns and the circular service core. The curtain wall building envelope is slightly tilted and partially recessed at each floor which complete the building’s unique form. During the day, these recesses provide the tower with sun control.
Key Features: The tower includes a penthouse restaurant, observation deck and a grand entrance lobby. The podium at the base of the tower houses prayer rooms, meeting facilities and a retail component at street level. Four levels of underground parking accommodate approximately 1,000 cars. The extensively landscaped entrance plaza features reflecting pools, fountains, and substantial planting, which precedes the impressive glass canopy as an integral part of the lobby. The landscaped berms and thick planting material act as wind barriers, supplementing the patterned stone paved plaza. Zoned elevator systems ensure that the delivery of passengers to their floors happens without unnecessary delays.
